  • Johnson Beach is just minutes away—early mornings and sunsets are especially beautiful
  • Parking can fill up during peak hours, so plan ahead
  • Some of the best spots are a little further down the road—worth the extra few minutes

  • Please double-check for personal items
  • Return any moved items to their original place
  • Please leave the parking passes in the unit before departure

🔐 Entry

Enter your code on the keypad.  Light flashes and door may be opened for 10 seconds.   Locks automatically.   Make sure the door fully closes when leaving.


🚗 Parking

  • Must be displayed at all times
  • No boats, trailers, RVs, or oversized vehicles
  • Park in marked spaces only
  • Towing is enforced
  • Two parking passes located in basket in living room.
  • Fee for lost passes.

🗑️ Trash

Dumpster located in the back of parking lot near the lake.
(No trash in hallways, sidewalks, patios)


❄️ A/C

A/C will shut off if doors are open.   Keep doors and patio closed while running A/C.

Welcome

Welcome to our condo at Perdido Key.

We’ve created this space to be comfortable, simple, and easy to enjoy. This guide is here to answer the few questions that tend to come up—so you can focus on relaxing and enjoying your time at the beach.

If anything isn’t right during your stay, please don’t hesitate to reach out.


📘  ARRIVAL & PARKING

Arrival & Unloading

  • Use the loading area near the breezeway
  • Luggage carts are available
  • Be courteous.  Please return carts promptly after use
  • Do not bring carts into the condo

Parking

  • Two parking passes are provided
  • Must be displayed at all times
  • Park only in marked spaces
  • Towing is strictly enforced by the HOA
  • No boats, trailers, RVs, or oversized vehicles
  • Seriously,  your friend will be towed if they don’t have a pass.  

📘 WHAT’S PROVIDED

What’s Provided

Kitchen – Cookware, utensils, dishes, glassware, and Kuerig.  BBQ Kit.

Linens – Bath towels, bed linens, pillows, and blankets

Starter Supplies – Paper towels, toilet paper, trash bags, and basic toiletries

(These are intended for arrival—additional supplies may be needed for longer stays)

📘 BEACH ACCESS

Beach Access

  • A private boardwalk is available on the east side walk through the pool area.
  • Public access is located directly in front of the building

Beach Gear

Beach chairs and a cart is provided.  Do not take bath towels to the beach or pool.    There will be a charge for any missing towels.👉

Please rinse off sand at the outdoor shower before bringing items through the pool area.    Do not bring beach supplies inside the condo.

📘 BEFORE YOU HEAD TO THE BEACH

A few simple things that make a big difference:

  • Take the provided chairs and cart
  • Rinse off before returning
  • Shake out towels and gear outside
  • Do not leave items on the beach overnight (local regulation).  They will be confiscated by county workers and you will be responsible.

📘 BEACH SAFETY

Beach Safety

  • Never swim alone
  • Pay attention to beach warning flags
  • If caught in a rip current, swim parallel to shore
  • When in doubt, it’s best to stay out of the water

📘 SAND MANAGEMENT

Sand & Beach Care

Sand is part of the experience—but it stays outside.

  • Use outdoor shower before entering
  • Leave shoes near the entry
  • Shake out beach items outside
  • Leave beach toys outside

POOL & HOT TUB

  • Open daily from 8:00 AM – 10:00 PM
  • No lifeguard on duty
  • No glass, food, or smoking
  • Please rinse off before entering
  • Children must be supervised

HOUSE GUIDELINES

Inside

  • No shoes inside
  • No smoking, vaping, or drugs
  • No food or drinks in beds
  • Do not flush wipes
  • Do not dispose of grease or seafood shells in sink
  • Do not place wet items on furniture
  • Use hooks for towels and swimsuits
  • Do not hang towels where visible.
  • No grilling on the patio
  • Leave the sand outside

📘 TROUBLESHOOTING

If Something Isn’t Working

TV not working
→ Restart TV using menu or reset using breaker panel to reset.  Do not attempt to access the back of the TV.

A/C not cooling
→ Make sure doors are closed

Power issue
→ Check breaker panel

Lock issue
→ Re-enter code slowly

Power & Breakers

  • Breaker panel:  Behind Seahorse Painting near refrigerator.
  • Reset any tripped breakers
  • Check GFCI outlets

Deliveries

  • Small deliveries are fine
  • Large trucks are not permitted
  • Do not leave packages unattended

Weather

  • Close doors during storms
  • Bring in loose balcony items
  • Follow local advisories

CHECKOUT

Before You Leave

  • Place used towels in laundry area
  • Start dishwasher
  • Remove food from refrigerator
  • Take out all trash
  • Return parking passes – replacement has costs.
  • Turn off lights and fans
  • Lock all doors
